    POSITION: Analyst

    • REPORTS TO: Senior Vice President

    DESCRIPTION:

    The position assists in the preparation and deliverability of lodging-related engagements in areas of acquisitions, dispositions, new development, lending services, brand and operator analysis, operational reviews, food and beverage venue analytics, facility programs, hold/sell analysis, market assessments, and asset management components. This role requires someone with great flexibility and initiative who is eager to expand developing their knowledge base in all components of hotel real estate, operations, and brands through working with the “who’s who” of owners and operators of lodging assets in the US and Latin America.

    We are seeking individuals with 0 – 4 years of hotel operations/capital and/or lodging/commercial real estate experience. Title and compensation will be dependent upon the individual’s experience level.     RESPONSIBILITIES:

    Observe – Follow – Learn – Support – Analyze Listen – Process – Question – Translate-Communicate

    • Review, analyze, communicate results and assessments for P&L’s, industry reports (STR, TravelClick, Segmentation reports, macro and micro economic data, etc.).
    • Develop comprehensive knowledge of key index drivers and modeling of; CAGR, inflation rates, discount rates, present value, future value.
    • Develop database models, explain methodology and results.

    Master all lodging and real estate definitions and key drivers. Acquire working knowledge of physical attributes and underlying rationale for each area of a hotel.

    • Develop initial understanding of market dynamics (supply and demand levers) and of the feasibility process.

    Utilize different mapping tools (Google Maps, etc.) to identify competitive sets, new supply and demand drivers. Understand the benchmarking process, and the different tools and analysis applied against specific assignments. Read and abstract key economic terms from hotel and real estate documents (hotel management agreements, loan documents, etc.).

    Ability to work on multiple assignments by implementing time management skills, meeting deliverable timeframes, ensuring careful proofing and attention to detail, and communicating proactively with the team.

    • Develop detailed pro-forma cash flow, and DCF financial models to evaluate investment returns on proposed capital projects and acquisitions.
    • Support of firm’s publications and marketing tools

    Travel with associate(s) to markets for engagements as assigned.

    • Perform other reasonable duties as assigned.

    REQUIREMENTS:

    0 – 4 years experience Strong work ethic and high level of integrity Exceptional attention to detail

    Experience with data and financial modeling:

    Prior work/internship experience in hotel real estate (such as feasibility, development, or appraisal) particularly in US market Basic understanding of time value of money concepts and real estate valuation methodologies Problem-solving in business development and financial issues Strong Word, PowerPoint, and Excel analytical skills – including advanced Excel modeling (pivot tables, sensitivity tables, XIRR calculations, create multi-property cashflow models, database conversions/queries/what-if analytics). Database software a plus

    Strong interpersonal, organizational, and communication skills (oral and written) Ability to work independently with minimal guidance and prioritize multiple complex projects Foreign Language a plus – Spanish in particular Ability to travel

    EDUCATION:

    4-year BA/BS undergraduate degree in hospitality or master’s degree in hospitality management
